Most homeowners commit to a full design engagement before they know what they should be building. The Dwelling Strategy Report reverses that order. It settles the single most consequential decision in any renovation — what to build — before you spend a dollar designing it.

This is not a feasibility study and not a set of drawings. It is the design decision itself, made and justified.

Within that window your fee is held at the rate quoted, your start date is secured, and a concept visualisation of your recommended direction is included. Your recommended scheme moves straight into design — nothing repeated, no ground lost.

Development Feasibility Report

Before you commit capital, know whether the deal stacks.

A site either works as a development or it does not — and the difference lives in numbers most people never model until it is too late. The Development Feasibility Report tells you what your site can yield and whether the return justifies the commitment, before you spend on design or settle on a purchase price.

This is the go / no-go, made on evidence.

  • The yield the site supports — how many dwellings, what mix and configuration, under the controls that actually apply. Not the optimistic version.
  • The full development numbers — gross realisable value, construction cost, professional fees, contingency, finance, and the levies and holding costs that back-of-envelope feasibilities routinely leave out.

Commence your full services within 20 business days of receiving your report and $5,000 is credited to your engagement — well beyond the cost of the report, returned for moving while the numbers hold.

The report is costed and scoped against current conditions — construction rates, finance, planning controls, and infrastructure levies scheduled to change. Those numbers have a shelf life; the report holds them as they stand today.
